Our client recognised the importance of providing a sustainable warehouse and office facilities to attract and retain tenants, which was the driving force in the design and construction of this 5 Star Green Star facility to the new Green Star Buildings V1 rating tool.

The warehouse project utilises several environmentally friendly and sustainable materials. These include EPD compliant materials and products, as well as low VOC sealants and paints, ensuring a healthier environment and reduced emissions. The construction also features Eco-pact concrete tilt panels, footings, and slabs, which contribute to the overall sustainability of the building.

Additionally, the warehouse is equipped with a 99 kW solar power system, further enhancing its eco-friendly credentials. This speculative 8,053m2 warehouse includes three recessed loading docks and four on-grade loading bays, providing ample access via a 3,244m2 hardstand area. Adjoining the warehouse is 443m2 of office space, creating a comprehensive facility for both storage and administrative functions.

One of the major challenges faced during the construction was delays in P&D approvals, which impacted the scheduling of requested works. The site itself was quite constrained, featuring a 6-meter-wide QFES fire trails along the northern and eastern boundaries. Additionally, the project required the installation of 4.4-meter-high retaining tilt panels instead of the standard 2.4-meter panels, adding another layer of complexity to the build.
