The Link Industrial Precinct
Project Summary
The Link Industrial Precinct features three large warehouses, and nine offices allowing flexibility for tenancy leasing of spaces from 1,440m2 to 22,600m2 providing the client a total gross floor area of 28,367m2.
A total of 21,835m2 of concrete hardstand surround the buildings, allowing seamless materials logistics throughout the precinct along and access to the recessed and on grade loading bays. Complexities on this project include the presence of HV Powerlines, which required exclusion zones and spotters to be put in place for all crane lifts.
Additionally, our design team proposed the reduction in height of the corner in one building to meet the HV building code requirements, yet still achieved the desired building net lettable area for the client.
To the rear of site, a council owned nature reserve exists, which connects into the client's property, throughout construction ecologists visited site monthly to check and report on the health of the natural flora and fauna and inspected the regenerated strip of reserve on the clients property before being gifted to Council.
This project also includes road and infrastructure upgrade to the precinct, including powerline relocation, NBN and sewer connections.
